Villa snagging inspection

Villa Snagging in Dubai

A villa has far more to go wrong than an apartment: roofs and terraces, external walls, a garden and boundary, often a pool, and air-conditioning serving several floors. ProSnagging's villa snagging inspection checks all of it, inside and out, before you accept handover, and records every defect in a same-day report your developer can act on.

  • 500+ checkpoints, inside and out
  • Thermal imaging and moisture readings
  • Same-day photographed report
  • Travel within Dubai included

What our villa snagging inspection covers

  • Roofs, terraces and waterproofing: Roof and terrace falls, drains and outlets, parapets and upstands, checked for ponding and the moisture signs that point to failing waterproofing.
  • External walls and façade: Render and paint, cracking, and the sealant around windows, doors and service penetrations, where water most often finds its way in.
  • Garden, boundary and hardscape: Boundary walls, gates, paving levels and falls, irrigation points and surface drainage, so water runs away from the villa rather than towards it.
  • Pool and pool area (where fitted): Visible tiling, copings and finishes around the pool, the plant area, and any visible signs of leakage around the pool and its equipment.
  • Air-conditioning on every floor: Cooling performance room by room, thermostat control, condensate drainage and visible duct sealing, so the upper floors cool as well as the ground floor.
  • Electrical installation: Every socket, switch and light point, the distribution boards and their labelling, and outdoor and wet-area fittings.
  • Plumbing, hot water and drainage: Water pressure and flow, hot-water supply, leaks under every sink and vanity, and drains tested for flow throughout the villa.
  • Internal finishes, stairs and joinery: Walls, ceilings, floors and tiling, doors and wardrobes, kitchens, staircases and balustrades, checked against the developer's specification.
  • Service areas and garage: Maid's and driver's rooms, laundry, store rooms and the garage get the same attention as the living spaces: ventilation, finishes, doors and fittings.

Why villa snagging needs more than an apartment checklist

In an apartment tower, the building's roof, façade and main plant are shared and maintained through the community. In a villa, the whole building envelope is yours. A poorly detailed roof outlet, a gap in the sealant around a window or a garden that drains towards the house will become your problem once the developer's responsibility for it ends.

Many of these defects are invisible on a bright handover day. Water ingress through a roof or wall often shows only after the first heavy rain, and a failing waterproofing layer can sit behind perfect paint for months. That is why a villa inspection combines a visual, room-by-room check with thermal imaging and moisture readings: they reveal damp, missing insulation and electrical hotspots before they become stains, mould or a tripped circuit.

Villas also have more of everything. Several floors of air-conditioning, two or three distribution boards, more bathrooms, external lighting, a garage and service rooms all need testing. An inspection that treats a five-bedroom villa like a large apartment will miss things, which is why our villa snagging follows its own checklist within our 500+ checkpoint method.

How our villa inspection works

  1. Book around your handover date. Tell us the community, villa type and bedroom count, and when the developer has offered you access.
  2. A qualified engineer inspects every floor, room and system, inside and out, using thermal imaging, moisture meters and electrical and water testing alongside a structured checklist.
  3. Every defect is photographed, located room by room and rated by severity, so you can see at a glance what is a major fault and what is cosmetic.
  4. You receive the full report the same day, with an online link you can share directly with the developer's customer-care or handover team.
  5. Once the developer has completed its fixes, you can book a re-inspection to confirm the work has been done properly before you close the snag list.

Before handover, after handover or before the warranty ends

The best time to snag a villa is at handover, before you sign the developer's acceptance documents. The developer still controls the property and its contractors, and every defect you record is clearly its responsibility. Read more about timing in our handover inspection guide.

If you have already taken the keys, it is not too late. Under Dubai Law No. 6 of 2019, developers remain liable for defects in electrical, mechanical and plumbing installations for one year, and for structural defects for ten years from the completion certificate; your sale and purchase agreement sets out the details for your villa. A post-handover or warranty-end inspection records defects while the developer is still responsible for them. Our guide to the defects liability period in Dubai explains how this works.

Frequently asked questions

How long does a villa snagging inspection take?

A villa inspection takes considerably longer than an apartment because there are more floors, rooms, systems and external areas to check. The exact time depends on the villa's size and condition, and we confirm the expected duration when you book. Your report still arrives the same day.

How much does villa snagging cost in Dubai?

ProSnagging prices villa snagging by property type and bedroom count, with fixed published prices and no extra charge for the number of defects found. Travel anywhere within Dubai is included. See the pricing page for current rates.

Do you inspect the roof, garden and pool?

Yes. The external envelope is a core part of a villa inspection: roofs and terraces where they can be safely accessed, external walls, garden drainage and boundary walls, and the visible elements of a pool and its surroundings. Anything that cannot be safely accessed is recorded as not inspected, never as passed.

Can you snag a villa before handover?

Access before handover is controlled by the developer. Where the developer offers a pre-handover viewing or lets you bring an inspector to the handover appointment, we inspect then. Otherwise we inspect on the first day you hold the keys, and we recommend not signing a defect-free acceptance form before the inspection.

Do I need to be present for my villa inspection?

No. Many clients are overseas or at work. With your permission and the developer's access arrangements, our engineer can attend alone and deliver the report the same day. Our International Concierge option arranges developer access on your behalf.

Why use thermal imaging on a new villa?

Thermal imaging shows temperature differences that the eye cannot see, which can reveal hidden moisture behind finishes, gaps in insulation around roofs and walls, and electrical connections running hotter than they should. It turns problems that would only appear months later into defects you can report at handover.
