Townhouse snagging inspection
Townhouse Snagging in Dubai
A townhouse combines the multi-storey systems of a villa with the shared walls of an apartment, so its snagging needs both. ProSnagging inspects every floor, the roof or terrace, the garden and the junctions with your neighbours, and gives you a photographed, severity-rated snag list on the same day.
- Every floor, inside and out

What our townhouse snagging inspection covers
- Roof terraces and waterproofing: Falls, drains, upstands and finishes on roof terraces and balconies, checked for ponding and signs of water getting in below.
- Shared walls and junctions: Cracking and gaps where your townhouse meets its neighbours, at floor, wall and roof junctions, inside and out.
- Stairs and balustrades: Staircase finishes, nosings, handrails and balustrades checked for secure fixing and consistent finishing.
- Garden, parking and drainage: Paving falls, boundary walls and gates, parking areas and surface drainage, so water runs away from the house.
- Air-conditioning on each floor: Cooling performance room by room, thermostats, condensate drainage, and upper floors compared with the ground floor.
- Electrical, plumbing and hot water: Sockets, switches, lighting and distribution boards; water pressure, hot water, leaks and drainage in every wet area.
- Internal finishes and joinery: Walls, ceilings, flooring and tiling, doors, wardrobes and the kitchen, checked against the developer's specification.
Why townhouses need their own snagging approach
Townhouses are often sold as a more affordable alternative to a villa, and they share many of a villa's risks: a roof or terrace that must shed water, external walls, a garden and air-conditioning across two or three floors. Unlike a villa, they also share walls with neighbouring homes, and the junctions between units are a common place for cracking and gaps to appear as a new building settles and goes through its first summer.
That combination is why an apartment checklist is not enough, and why we inspect a townhouse's external areas as thoroughly as its interior.
Common townhouse snags
- Roof terraces that hold water near the door threshold or drain slowly.
- Hairline cracks at wall and ceiling junctions, especially along shared walls.
- Upper-floor bedrooms that cool noticeably less than the ground floor.
- Loose or poorly finished balustrades and stair nosings.
- Garden paving that falls towards the house rather than away from it.
- Silicone, grout and tiling defects in bathrooms and the kitchen.
Our room-by-room snagging checklist shows what to look for in each space if you want to do a first check yourself.
Townhouse communities we inspect
ProSnagging inspects townhouses across Dubai, including Dubai Hills Estate, Arabian Ranches, Damac Hills, Damac Hills 2, Town Square, Villanova, Mira, The Valley, Tilal Al Ghaf and Emaar South. Travel within Dubai is included in every published price, and other emirates are inspected by arrangement.
Townhouses are priced by bedroom count; see current fixed prices on our pricing page. If you are deciding between property types, our guide to villa vs apartment snagging explains how the scope changes.
When to book
Book as soon as the developer gives you a handover date, and aim to have the inspection done before you sign the acceptance documents. If you already hold the keys, a post-handover inspection still records defects while the developer remains responsible for fixing them. See our handover inspection page for how the day works.
Frequently asked questions
Is townhouse snagging different from villa snagging?
The method is the same, but the scope differs. A townhouse has fewer external walls than a detached villa but shares walls with its neighbours, so we pay particular attention to the junctions between units as well as the roof terrace, garden and every floor inside.
How long does a townhouse inspection take?
Longer than an apartment and usually shorter than a large villa, depending on the number of floors, bedrooms and external areas. We confirm the expected duration when you book, and the report is delivered the same day.
How is townhouse snagging priced?
ProSnagging prices townhouses by bedroom count with fixed published prices. You pay the same whether we find two defects or fifty, and travel within Dubai is included.
Do you check the roof terrace?
Yes, where it can be safely accessed. Roof terraces and balconies are checked for falls, drainage, finishes and waterproofing details, and any area that cannot be safely reached is recorded as not inspected rather than passed.
Can you inspect a townhouse I bought on the resale market?
Yes. A pre-purchase inspection on a resale townhouse looks for the same defects as snagging plus wear, previous water damage, ageing air-conditioning and unauthorised alterations, giving you a factual basis for negotiation before transfer.
