  • Pre-purchase resale inspection: For ready and second-hand homes: defects plus wear, previous water damage, ageing systems and unauthorised alterations.
  • Warranty-end inspection: Before the developer's obligations end, we log defects that have appeared since you moved in.
  • Remote inspections for overseas owners: Our International Concierge option arranges access and keeps you updated with photos, wherever you are.

Home inspection or snagging: what is the difference?

In Dubai the terms overlap. A home inspection is an independent, room-by-room check of a property's finishes, electrics, plumbing, air-conditioning, doors, windows and safety features. Snagging is the name used for that inspection on a new-build home, at or after handover, when the aim is to get the developer to fix defects. Home snagging, property snagging and handover inspections all describe the same core service.

When you buy a resale home, there is no developer handover, so the inspection's job changes: it tells you what you are buying and what needs repair, so you can negotiate or plan before transfer. Read more in our guide to what property snagging is.

What every home inspection covers

  • Walls, ceilings, floors and tiling, including cracks, hollow tiles and finish quality.
  • Doors, windows, wardrobes and kitchen joinery: alignment, operation, locks and seals.
  • Electrical points, lighting and distribution boards.
  • Plumbing, hot water, drainage and every wet area, with moisture checks for hidden leaks.
  • Air-conditioning performance in every room.
  • Balconies, terraces and, for villas and townhouses, roofs, external walls and gardens.
  • Visible safety features, such as smoke detectors, glazing and balustrades.

Every finding is photographed, located and rated by severity, and rooms with no issues are recorded as checked, so the report shows exactly what was inspected.

Buying a resale home in Dubai

A resale property may look well kept on a viewing, but years of use leave marks that are easy to miss: air-conditioning that has not been serviced, slow leaks under kitchens and bathrooms, damp behind wardrobes, worn sealant on balconies, or alterations made without approval. A pre-purchase home inspection finds these before you commit, giving you a factual basis to renegotiate the price or ask the seller to repair items before transfer.

Frequently asked questions

Is a home inspection the same as snagging?

Largely, yes. Snagging is the term used for inspecting a new-build home at or after handover so the developer fixes defects. A home inspection uses the same room-by-room method and also applies to resale homes, where the aim is to understand the property's condition before you buy.

Do you inspect resale and ready homes?

Yes. ProSnagging carries out pre-purchase inspections on resale apartments, townhouses and villas, looking for defects, wear, previous water damage, ageing air-conditioning and unauthorised alterations.

What does the home inspection report include?

A room-by-room record of what was inspected and what was found. Every defect has a photograph, a location, a severity rating and a plain-language explanation, and the online report can be shared with a developer, seller or contractor.

How long does a home inspection take?

Most apartments take one to three hours; townhouses and villas take longer depending on size, floors and external areas. The report is delivered the same day.

How much does a home inspection cost in Dubai?

Prices are fixed by property type and bedroom count and do not change with the number of defects found. Travel within Dubai is included. See the pricing page for current rates.

Do you inspect homes outside Dubai?

Yes, by arrangement. ProSnagging is based in Dubai and travels to Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Umm Al Quwain and Fujairah, with any travel cost confirmed before you book.
